Capitaland deepens exposure in Vietnam

CapitaLand signs new Vietnam JV. Capitaland is taking a stake in a JV to develop a 9000sm site in Vietnam, together with No Va Land Investment Group Corporation (NovaLand), a leading local real estate developer. CapitaLand will take a 70% stake in the project, while NovaLand will own the remaining 30% share. The residential development, which will house about 500 apartments, is located in Phuoc Long B Ward in Ho Chi Minh City’s District 9, about 10km from the city’s Central Business District. The site, sitting close to the future Ho Chi Minh-Long Thanh Highway and Hanoi Highway, is within an established populous area with amenities such as a supermarket, vocational school and planned sports and recreational facilities. The JV is pending relevant approvals from the Ho Chi Minh City People’s Committee and the Ministry of Planning and nvestment of Vietnam for the issuance of a foreign investment certificate. The estimated total  development cost for the project is about US$40 million (S$54.5 million). This JV marks CapitaLand’s fifth project in Vietnam and will increase its housing pipeline to over 4,500 units. In the longer run, the group plans to grow its current total asset base of S$400 million in Vietnam to approximately S$2 billion over the next three to five years. Given the smaller size of the project vis-a-vis its asset base, our RNAV and TP, adjusted for this project, remains unchanged at $5.49 and $4.94 respectively.

if im not wrong for hdb leases, hdb will buy back the flat from u at market valuation when the lease is up, but usually before that even happens, the hdb flats would have been torn down under SERS programme.

Up to now still bobody cam give an answer as the most they will say the lease can extend one .... just inmagine another 60 years (HDB build in 1960) we have so many become homeless....

pick the right site in vietnam and make $$$$.

Has Capitaland grown too big and need to move down market to mass markets and build affordable homes, a market segment that generate lower profit margins?

Bottom line can grow but in terms of percentage, profitability may lose out to more niche market developers

CAPITALAND is looking to tap the burgeoning housing markets of China and Vietnam with a new business unit supplying affordable homes to the growing urban populations of both countries.

Group president and chief executive (CEO) of CapitaLand, Mr Liew Mun Leong, disclosed on Wednesday during the company's second quarter results briefing that between $300 million and $500 million was being allocated for the unit that is expected to build up to 50,000 affordable homes a year.

It will cater to a segment with 'real and non-speculative demand and lower market risks', Mr Liew said. The dedicated business group will have 'a different business culture and mindset'.

'Construction technology, pre-fabrication, industrial production and cost mangement, all these (will consist of) a separate group of people with a separate branding,' he added.

CapitaLand believes its strong track record of more than 15 years in both countries gives it the edge, and will allow it to broaden its appeal into affordable housing alongside its established mid- to high-end focus.

Mr Liew said that already some sites had been identified in Vietnam, with only the negotiation process left
