CapitaLand Ltd: Valuation seems attractive

Summary: CapitaLand (CapLand) launched the 1715-unit d’Leedon (formerly Farrer Court ) at Farrer Road late last month. As of 06 Dec, some 82% of the 250 units released for the initial launch have been sold. CapLand announced earlier this month that it will sell 163 units at The Adelphi for a total S$218.1m, with an expected after-tax profit of about S$15.7m on the transaction. CapLand said the sale was in line with its “strategy to unlock the value of non-core assets and recycle assets”. With sustained conditions of high liquidity and cheap debt, we believe it is very likely that policymakers will implement further measures to regulate the Singapore residential market in 1H2011. We prefer developers with strong balance sheets and those with balanced exposure to the property sector, which should buttress earnings and performance in a year of fairly high uncertainty for residential property. While UOL Group is our top pick for the sector, we think CapLand’s valuations are attractive at the current price level. We maintain our BUY call on the stock with an unchanged S$4.54 fair value estimate, at parity to RNAV. (Meenal Kumar)

Indicators are making u-turn,but the volume is very low....

Actually resistance is 3.70, but still hovering on that area..next resistance ard 3.78

CapitaLand divests 163 units at The Adelphi for $218m

CapitaLand says it has entered into a sale and purchase agreement with Guthrie-SV for the divestment of 163 strata-titled units in The Adelphi for $218.132 million.

The 163 strata-titled units, comprising 86 office units and 77 retail units, totalling 16,543 square metres represent 55.13% of the total share value of The Adelphi.

The book value of the 163 strata-titled units is $200 million as at November 2010. 

CapitaLand expects to recognise a profit of $15.7 million after tax upon the completion of the sale, which is expected to take place by Jan 28.

Located at 1 Coleman Street, Singapore, The Adelphi is a 999-year leasehold 10-storey mixed-use building comprising a five-storey retail podium and a six-storey office block with four levels of basement parking.

CapitaLand (CATL.SI), Southeast Asia’s largest property developer, said it had sold units at a Singapore property for a total of $218 million.

The company sold 163 units comprising 86 office units and 77 retail units at a property in downtown Singapore, and expects to recognise a profit of about $15.7 million after tax, it said in a statement.

The sale is expected to be completed by Jan 28, 2011.

Has failed to break the resistance line, thus probably will go lower then previous low of 3.58...

Capitaland has hit its downtrend channel resistance line of 3.74. 

See if it can clear and close above it today.

If not it may turn bearish again.
