Deep thinking  ---

To be environmentally friendly and less population to singapore,   our  government should encourage the construction of long-life homes that can be refurbished as a way of reducing CO2 emissions and save enegy and save cost.   Tearing down and rebuilding is waste of time and money also.

In future, i hope to see 99 years lease land agreement comes with a term that states :  refurbish upon 25 yrs of lease.

Haha I don't think so.

1) Thus far no condo has reached the full 99yr lease at least none that I have heard off.

2) I think bef then the govt or developer will probably want to redevelope the by then old buildings for new township redevelopment or  enblock whatever ...

3) Unless the architecture of the buliding is worth preserving, nothing stands in the way for Singapore's march to the future.  Ask yourself : Is your primary school still standing on the same place? Mine isn't.

Worry not. Thousand and one things would have happened and sorted out bef one become homeless ..... even if you outlive your lease!

I think it is Good opportunity to buy Capitaland when it is around $3.60.

Other counters you may consider Hyflux , Ezra , Midas...

Except on runaway prices when one choose to sell, the yields are actually quite gd at >3% .... certainly better than bank interest.

Now then i realise a   "Rubber Stamp"(Stamp duty)  on the sales property agreement could be so expensive which is  high of  16% of selling price.

relax lah...these new set of cooling measures more to stabilise mkt and curb speculation activities...which is v. good in long term for real investor and developers alike. As nobody like a sudden mkt crash due to interest rate going up..etc... :P infact for developers it is more like a GUARANTEE of the price that it wont collapse suddenly...but of course it will also mean they dun anyhow bid for govt land in the GLS(govt land sale) program....dun worry juz buy property stock when low...but not those directly exposed too much to China mkt....those properties stock expose to Sg mkt I am not too worried :P

Prop cooling measures again, so soon! Round 4 in 2 years .... round 5 on the way ....

Yes round 5 - totally prohibiting pple who already owned one prop to buy!

Joking.

Sold one mass-market last year when price hit the roof. Still hold one in city area .... so definitely more affected than holding prop shares.

Ditto with CPL. Sold half today keep half. 3cts just enough to cover comm.

Dark day for my investments. Sold TigerAir at bp, comm from own pockets ...

what i can see in today markets- 1) those who bought last few days for contra , now desperate to sell at lower price. 2) opportunties shortiest trying to short, giving false illusion that the counter will go much lower. Those who go long term, like myself feels nothing at all, cos now we feel much confident that there will be no bubble in properties. So, may buying more to keep. Like buffet once said, do not bother any external factor, buy more when there is temporary price now, so long as you are confident , and can sleep well at nite...
