Property cooling measures -
The cooling measures will only give those 'CASH RICH' people,, be it foreinge buyers from China or other countries or local rich singaporeans, a 'BETTER' opportunity to snatch up MORE AND MORE private properties!
With the great holding power of these people, they can afford to hold on to the properties, and sell it when you need it.
Who is the ultimate players under this so call 'property cooling measures"?

Can the developers join force and merge like Banks in singapore (DBS and POSB) to create a super 'Property Giant' in Singapore?
Today seem to have all the dust settled. Most property counters have started to move upwards.

Time to wipe off small competitors, who enter in the market recently , buying small plot of land and turn into a small apartment ( eps in the serangoon area). . all these small players thought that they could make a fortune, and now kanna stuck . So, personnal view, lesser competitors for big players- which could buy cheaper lands- stronger cash flow means more div. Further , stable market , no bubble now- the main worry surrounding since last 3q 2010 (after IMF reports). Now , investors are more confident in the property counters, as bubble has been erased. I feel prices will be depressed for a while , but not permanent, buyers will enter into markets when they find the price has stablised. At very least, no speculoators means no ridiculous price. To 1st time buyers and long term investors, they hate speculators, who manupulate prices., who buy today and re-sell another day to make a quick bucks. No such scene in the near futures. Good in a sense, that the property we lived in now, is in good stable price.
It may go down to $3.61 . Good opportunity to buy...

Eco-friendly green homes and esthetically enchanting to the eyes at the same time. Qualities that last and able to withstand the test of time.
An ideal .... doable with gd planning if a country has achieved a certain standing.
Although it will takes time, we are nonetheless moving towards more sophisticated homes. There are designer condos around like Reflections at Keppel Bay, The Interlace ....
Green and beautiful public housing too : Pinnacle @ Duxton, Treelodge @ Punggol.

To be environmentally friendly and less population to singapore, our government should encourage the construction of long-life homes that can be refurbished as a way of reducing CO2 emissions and save enegy and save cost. Tearing down and rebuilding is waste of time and money also.
In future, i hope to see 99 years lease land agreement comes with a term that states : refurbish upon 25 yrs of lease.

Haha I don't think so.
1) Thus far no condo has reached the full 99yr lease at least none that I have heard off.
2) I think bef then the govt or developer will probably want to redevelope the by then old buildings for new township redevelopment or enblock whatever ...
3) Unless the architecture of the buliding is worth preserving, nothing stands in the way for Singapore's march to the future. Ask yourself : Is your primary school still standing on the same place? Mine isn't.
Worry not. Thousand and one things would have happened and sorted out bef one become homeless ..... even if you outlive your lease!

Now then i realise a "Rubber Stamp"(Stamp duty) on the sales property agreement could be so expensive which is high of 16% of selling price.
