2.8 mill married @ 2.11 and 152 lots @ 2.12.

Whoever bought this....JG?...then this will be the support level.

Remember, a couple of months ago, JG bought 6 mil @ 1.91.....it then formed the support base.

Ok, I read it in BT Online......one liner...no details.

Not many can compete with City Dev....and I think with Kwek's conering of properties in that vicinity, he can afford to pay a higher price than others.

where did you get the news that Kwek LB is keen on UIC Bldg.?

I am currently out of town and news are abit scarce.

This counter is a classic case where FA works well.......do the research(based on fundemental...no insider info), take position before the market decides to play up a story....and the rest is history.

The other example is Stamford Land...where I posted early Sep 2006...but got little enthusiam then.

Kwek Leng Beng of CDL declared his interest in UIC bldg yesterday.Floor px $830 million.If more ppl openly declare their interest the better,bco bidding px go higher.Wait patiently for UIC px to go higher and higher after Feb.8.Don't miss the boat.

Any update on the direction of UIC in short term? Looks like its "blue-chip" link to SLand still works it a good buy...any comments?

Correction to my earlier post where I said that @ $2.40, no premium has been built into the forward NAV of UIC.



Actually, @ $8.50 premium has already been built into SpLand (NAV $6.14).

Technically, after hitting the top of the upward channel at 2.11, UIC is quite likely to continue, like previously, to kiss the channel top again and again for  a few weeks (ie. repeatedly hug the channel top somewhat) before it begins to travels down toward the channel bottom (1.90's). This gives a life to the stock, coz otherwise a stock that keeps going up straight without ceasing does not make for an interesting market.

At current Sp Land market price of $8.50, and if UIC Building fetches $830 mil, my estimate of forward NAV (based on market value of Sp Land) is about $2.36.

So, analysts fair value of $2.40 is not unreasonable....but at this price, there is no premium.

If I base it on the valuation of UIC Building, the net gain on the sale will be 33.8cts per sh.

But, perusing through the 2005 Annual Report, it states that properties that are 'Owner Occupied' (UIC is part or wholly owner occupied) are classified as 'Property, plant and equipment'. .....which is < 1 cts per sh.

Hence net gain, based on sale of $830mil, will be

between 42 cts to 47 cts per share.
