Better avoid GLP for time being as around 84% of its revenue comes from Japan (if i did not remember wrongly)
How u arrive at this price? Is 1.50 the  future NTA value  after taking into acct the Jp crisis??

Interest rate is also called Cost of Borrowing.  As interest rate
drop, less pple or entity would want to lend you money.  With Japan
public debt at 200% of GDP, the highest in industrialized countries and
the going rate for bond JGB today is 1.875%.  
The difference between interest rate and bond is what the japanese government need to topup lor.
Government drop interest rate to encourage spending and investment, but in japan case, the people just like to save. A few years back they raise rate.....and deflation got worse.  Just
to show how bad the deflation in Japanese properties value, my  FCOT
sold its Cosmos Building in Japan at below valuation.....I think it is
20% cheaper lor. And yes, got valuation but cannot be sold.

I agree with Andrew, but I'm wondering why is it that some years ago some people were fighting to increase the Central Bank's interest rates despite this? Why would it benefit Japan?

I thought it is the exact opposite........it is very hard to fix deflation.  The most effective tools would be to use monetary policy to fix.  But Japan has no more free play with this policy as interest rate is already zero.
